In Sante Fe, a man living outside the city wanted to sell his late parent's home. His goal was to get the house on the market and sold as quickly as possible, rather than dealing with the hassle of trying to get every dollar out of it. Nobel Davis, however, knows the area well, and, recognizing that the home would never sell in the state it was in, helped the man get the home ready to move.

A "pre-inspection" of the home turned up a number of problems, including issues with the roof and HVAC system, which had to be repaired. Plus, the home interior was very dated. Davis convinced the man to upgrade, then handled the entire renovation process. She hired the contractors to make a number of fixes and used existing furniture and a few new accessories to stage the home and get rid of its outdated look.

This type of approach might seem like more work for someone who wants to sell their home quickly, but it is highly beneficial in the long run. Though the owner had to be patient initially, the upgrades allowed him to avoid negotiations after a potential buyer did their own inspection and found leverage to talk down the price.

The renovations allowed Davis to list the home 63% higher than she would have before the work was done, and it sold for full price just two weeks after being listed. As a result, the owner was able to receive at least 50% more than he would have if the home was listed in its original condition.

In addition to her skills and experience, Davis also used Santa Fe Exclusives' paperless closing system to close quickly. The seller was traveling abroad and the buyer did not want to get into a bidding war, so finalizing a deal promptly was a priority.
